Sitework subcontractor · the Greater Seattle area
Demo, excavation, and utilities — from one subcontractor.
Northwood Siteworks handles the sitework on residential new construction in the Greater Seattle area: clearing the lot, moving the dirt, and getting the utilities in — so framing can start on schedule.
If it is sitework on a residential new construction project, it is ours. Demolition, excavation, and utilities are the backbone — the point is that a builder hires one sitework subcontractor, not three.
What we do
The front end of the job
Sitework sits ahead of every other trade on the schedule. If it runs late, everything behind it runs late.
Demolition
Taking down what is on the lot and hauling it off, so the site is ready for the new build.
Excavation & Foundation Digging
Moving the dirt the project needs moved — cutting the lot to grade and digging the foundation, so the foundation crew can start on the day you scheduled them.
Utilities
Underground utility work for the new house, including side sewer: we tie into the existing side sewer where there is one, and install a new one where there is not.
Why Northwood
One contract, one schedule
One subcontractor for the front end
Demo, excavation, and utilities under one contract and one schedule. One number to call when the sitework slips.
We work for builders
Our customers are builders and GCs, not homeowners. We plan around your permit dates, your inspections, and the framer coming behind us.
Side sewer included
Existing side sewer gets tied into; where there is not one, we install it. It does not turn into a separate scope and a separate subcontractor.
Greater Seattle
We work across the Greater Seattle area, so the crew and the equipment are already close to your lot.
Projects
Residential new construction
We work for builders and general contractors — not homeowners.
Single-family homes
New construction on infill and short-plat lots.
Townhouses
Multi-unit townhouse projects, from the initial teardown through utility service.
